Overview of topics: 1. Introduction to the course Construction Economics. The life cycle of a building, the service life of a structure, the life cycle of a building in relation to the Building Act) 2. Building Act 3. The role of the construction industry in the Czech economy, specific characteristics of the construction industry, participants in construction 4. Business in the construction industry (Labor Code, Trade Licensing Act, Act on the Practice of the Professions of Authorized Architects and Engineers 5. Enclosed space, determination of the gross construction cost, budgetary indicators 6. Prices in the construction industry, itemized budget (budgeter), construction cost 7. Calculation formula, calculation of construction work prices, aggregated budget items 8. Determination of design work prices, designer supervision of construction, investor?s technical supervision 9. Taxes, depreciation, depreciation of buildings 10. Invoicing (What they contain and what they are used for ? invoice, handover report, inspection report, list of completed , meaning of terms ? billing period, date of taxable supply, etc.) 11. Certification process for building materials vs. certification process for management procedures 12. Structure of a construction company, organizational chart of the company, tasks of individual departments, request for proposals and pricing bid of the bidder (contractor), technical preparation of construction projects, activities of the general contractor 13. Public procurement; public tender, construction financing, costs of using the building 14. Commercial contract, contents of a contract for work, handover process, building permit proceedings (DOSS) EXERCISE: The aim of the exercise is to practice (in writing) the following topics: 1. Filling out the inspection report based on the provided lists of work performed for a specific billing period 2. Determining the gross replacement cost of the building (calculating the enclosed volume, finding current budget indicators, calculation of the gross price) 3. Preparing attachments for issuing an invoice for completed construction work (adjusting the itemized budget to the list of work performed, preparation of overviews of work performed, completion of the survey report) 4. Filling out the individual income tax return or 5. Compiling and calculating a bill of quantities for a specific part of the construction project

Learning outcomes
|
The aim is to familiarize students with the basic economic tools used in construction processes. Students will learn to navigate certain pricing documents related to the construction process, particularly itemized budgets, invoices, inspection reports, bills of quantities, etc. To gain an understanding of the opportunities and conditions for practicing a professional career after graduating from university (topics covered include labor law, entrepreneurship in the construction industry, the practice of authorized professionals, and tax obligations, etc.). The construction permitting process is discussed in detail. In connection with all topics, students are introduced to the relevant legislative regulations.
1. Can apply economic and legislative principles to real-world construction projects. 2. Works independently when solving practical tasks related to construction financing and management. 3. Applies critical thinking when verifying the accuracy of economic calculations and documents. 4. Understands the interrelationships between technical design, economic management, and legislative requirements. 5. Prepares materials and documents that meet professional and legislative standards in construction practice.The student will be independently capable to orientate oneself in basic types of building economy categories, as a financial planning, budget, building codes and management activities.
